taking a home owner loan to consolidate bills may not be a financially sound decision. You need to weigh all of the
options before you use the equity in your home to apply for a home owner loan in order to pay off debts that will
probably accumulate again once you pay them off.
Evaluate your financial situation carefully
Before you finalize a home owner
loan, make sure you understand that you are putting your home’s equity on the chopping block. That means if you
default on the payments you can lose your home even if you make payments on time to your primary mortgage company.
You want to make certain you have weighed all the options and can afford to make the payments on the home owner
loan.
Of course, if you are consolidating high interest debt into a new
loan with lower payments, you may be making a wise decision as long as you don’t do the same thing again. On the
other hand if you are going to be making an additional payment, you want to give it a great deal of thought
first.
Avoid using your home’s equity whenever possible
In many cases people will use a home owner
loan without attempting to apply for an unsecured loan. If you have good credit, you should first attempt to
obtain an unsecured loan rather than using the equity in your home for things that do not have any bearing on the
value of your home. Certainly if you are going to remodel your home or do anything that may have an affect on the
value of your home, it is logical to use the equity in your home to finance it. When it comes to consolidating
bills or buying a car, you should avoid using the equity in your home if at all possible.
Equity loan vs. equity line of credit
Another thing you want to evaluate is whether you should take a
home owner loan or an equity line of credit. The choice you make should be based in part on the reason you need the
funds. If you are financing your children’s college education or a home improvement project that is going to take
some time, an equity line of credit may be a better choice. Instead of paying on funds you do not yet need, an
equity line of credit allows you to take the money as you need it and only pay for the money you borrow.
On the other hand, if you have a project you are completing
within a short period of time, there is no justifiable reason to hold onto the funds in an equity line of credit
and maybe risk using them for another purpose.
Short-term projects are better financed with an equity loan
rather than an equity line of credit. You want to make certain you look at all of your options and needs before you
finalize any loan that involves utilizing the equity in your home as collateral.
